Homi is an AI-powered property search platform operated by Boe Ventures AS in Norway. You must be 18 or older to use our service. You own the property data you add to Homi, but you grant us a license to process it so we can provide the service. Our AI features (property reviews, evaluations, voice chat) are informational only and do not constitute professional real estate, legal, or financial advice. Property data sourced from third-party listings may not always be accurate or up to date. We are governed by Norwegian law, with disputes resolved in the courts of Oslo. By accessing or using Homi ("the Service"), operated by Boe Ventures AS ("we", "us", "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you must not access or use the Service.

Ownership. You retain all rights to the data you submit to the Service, including property URLs, collection configurations, evaluation stories, reviews, comments, and other content you create ("Your Content").
License to us. By submitting Your Content to the Service, you grant us a worldwide, non-exclusive, royalty-free license to use, process, store, display, and transmit Your Content solely for the purpose of providing and improving the Service. This license terminates when you delete Your Content or your account, except for copies retained in backups for a limited period as described in our Privacy Policy.
Third-party property data. Property listing data imported from third-party providers remains subject to those providers' own terms of service. We extract and display this data to assist your property search but do not claim ownership of third-party content.
Homi uses artificial intelligence and large language models (including Anthropic Claude and Google Gemini) to provide property evaluations, reviews, search suggestions, voice chat interactions, and automated portal scouting. You acknowledge and agree that:
The Service, including its design, code, branding, logos, AI models and prompts, documentation, and all other materials created by Boe Ventures AS, is protected by copyright, trademark, and other intellectual property laws. We grant you a limited, non-exclusive, non-transferable, revocable license to use the Service in accordance with these Terms. This license does not include the right to:

To the maximum extent permitted by applicable law, Boe Ventures AS disclaims all warranties, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

By you. You may terminate your account at any time by contacting us at support@homi.so or by using the account deletion feature in the Service. Upon termination, your right to use the Service ceases immediately.
By us. We may suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Grounds for termination include, but are not limited to, violation of these Terms, fraudulent activity, or extended periods of inactivity.
Effect of termination. Upon termination, we will delete your account and associated data in accordance with our Privacy Policy. Provisions that by their nature should survive termination will survive, including Sections 6 (Your Data), 7 (AI Features Disclaimer), 9 (Disclaimers), 10 (Limitation of Liability), 11 (Indemnification), and 13 (Governing Law).
These Terms are governed by and construed in accordance with the laws of the Kingdom of Norway, without regard to its conflict of law provisions.
Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Oslo, Norway.
If you are a consumer residing in the European Union or European Economic Area, you may also make use of the European Commission's Online Dispute Resolution (ODR) platform available at https://ec.europa.eu/consumers/odr. However, we are not obliged to participate in dispute resolution proceedings before a consumer arbitration body unless required by applicable law.
We reserve the right to modify these Terms at any time. For material changes, we will provide at least 30 days' notice before the new terms take effect, by posting a notice on the Service or sending you an email. Non-material changes (such as formatting corrections or clarifications that do not affect your rights) may take effect immediately.
Your continued use of the Service after the effective date of any changes constitutes your acceptance of the updated Terms. If you do not agree with the changes, you must stop using the Service and terminate your account.
Entire agreement. These Terms, together with our Privacy Policy, constitute the entire agreement between you and Boe Ventures AS regarding the Service and supersede all prior agreements and understandings.
Severability. If any provision of these Terms is held to be invalid or unenforceable, that provision shall be modified to the minimum extent necessary to make it enforceable, and the remaining provisions shall continue in full force and effect.
Waiver. Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision.
Assignment. You may not assign or transfer these Terms or your rights under them without our prior written consent. We may assign our rights and obligations under these Terms without restriction.
Force majeure. We shall not be liable for any failure or delay in performing our obligations under these Terms if such failure or delay is caused by circumstances beyond our reasonable control, including natural disasters, war, terrorism, pandemics, strikes, government actions, or internet or infrastructure failures.
